1. What must I bring with me to tour an apartment?
    We require a government issued photo identification for all tours.
  2. What are your fees and monthly charges?
    We charge a $50 Application fee per applicant, an Administration fee of $50, and a Security Deposit between $200-1 month’s rent.
  3. What are the income and credit qualifications?
    We require a gross household income of three times the market rent. Guarantors must earn four times the market rental amount to qualify. Guarantors are only accepted for student applicants, or if our screening software suggests this option to approve with a guarantor. Positive credit standing is required for standard approval. Lower scores may require an additional deposit or denial.
  4. What is acceptable “proof of income” to sign a lease?
    We require the last 3-4 most recent paystubs (last 30 days), a current LES, last year’s W-2, an offer letter to verify new employment, or benefit letter, award letter etc. for proof of income.
  5. If I get a job transfer, can I break the lease?
    If you are terminating your lease for any reason other than military service transfers, you are responsible for lease cancellation fees.
  6. Can I change to a month-to-month lease plan after my first year?
    After you have completed your lease term, you are eligible to continue on a month to month basis for a $100 per month additional charge (based on the market rent).
  7. How long is the term of the lease?
    We offer 6 and 12-month leases. Lease premiums may apply based on lease terms.
  8. Do you accept leases for short terms?
    Yes, we do offer short term leases. Short term premiums will apply. Our shortest lease term is 6 months.
  9. Do you offer furnished apartments?
    We do not offer furnish apartments.
  10. Do you offer corporate apartments?
    We do not offer corporate apartments.
  11. If something needs to be repaired in my apartment, how do I report it?
    Please call or email the leasing office for resident work orders. If it is an emergency, please call the office and select the emergency prompt to reach our maintenance.
  12. Are residents permitted to paint their apartment? 
    Residents are not permitted to paint their apartment homes.
  13. When is my rent payment due?
    Rent is due on the first day of each month.
  14. What day of the month am I liable for a late charge?
    Any rental payments received after the 5th of each month is considered late and a 10% late fee is applied. If you are paying your rent late you will also forfeit any monthly discounts you are receiving. All late rent payments made in the office, must be paid in the form of a money order or cashier’s check.
  15. Do you accept online payments?
    You can make payments online via our RentPayment App. You can pay with credit cards, debit cards, and e-check payments.
  16. Is there a place where I can pay my rent after office hours?
    There is a rent drop box located in the management office that is accessible to you from outside the office.
  17. There is a person who might be staying with me for a while, is that permitted by the lease?
    Any guest staying for longer than seven consecutive days will require written permission from the leasing office. Anyone living in the apartment home must submit an application and meet our credit and background standards.
  18. My children live with me in the summer; do I need to notify your office when they arrive?
    For your safety, any guest staying for longer than seven consecutive days will require written permission from the leasing office. This includes anyone under 18.
  19. Am I required to have renter’s insurance?
    Yes. We require residents to have $100,000 liability coverage starting the day they move in.
  20. Can I install my satellite dish at my apartment?
    No.
  21. Where do I register to Vote?
    Voter registration can be done in person at the Department of Motor Vehicles or on their website at www.dmv.state.va.us
  22. How is your property different from the competition?
    1. Each apartment home is unique. Most feature high ceilings. Some homes are loft style.
    2. Professional, Friendly and Sincere Office and Maintenance Staff.
    3. Extensive amenity package including: resident theater, community room with billiard table and kitchen, fitness center, onsite management, door to door trash service, and a coffee bar.
    4. Residents have a resident portal to make online payments from their own home.
    5. Convenient onsite parking.
  23. Will you accept my delivery packages for me?
    Yes, as a courtesy for our residents we accept their packages in the office. Furniture delivery is not acceptable in office. Resident must be home for furniture delivery.
  24. What utilities are included in my lease?
    Cable and internet through Verizon Fios, Full size washer and dryers, Security alarm systems, Off-Street Parking, and Pest control services are included.
  25. Do you have reserved parking?
    We do not offer reserved parking. We have 2 large parking lots for Hopper Lofts residents only to park in. Parking is 1st come, 1st serve.
  26. I have a motorcycle, where can I park it?
    Motorcycles are not allowed on property without landlord permission.
  27. Does the property have a fitness center?
    Yes. We have a 24/7 fitness center for our residents.
  28. Does the property offer on-site recycling?
    No. Due to lack of space, Hopper Lofts currently does not offer recycling services.
  29. Are gas grills permitted at your property?
    Due to company policy and city regulations, no open flame cooking devices are permitted at your apartment.
  30. Do you have a list of Preferred Employers?
    1. Yes, we do have a Preferred Employer Program.
    2. We provide $35 off resident’s monthly rent if they are employed with: Capitol One, Government, State, or City, First Responders, UPS, VCU/MCV, Active Military, Altria/Phillip Morris, Dupont, Dominion Energy, and CoStar is ($50)
  31. What kind of pets do you allow? Do you permit exotic pets?
    1. We accept cats, dogs, and fish.
    2. No wild animals or fowl, wild or domestic are permitted. We do have a dog breed restriction based on aggression and weight.
    3. Please call to inquire for a list of restricted breeds. When and if an approved animal is permitted on a property, additional fees are required, and additional requirements may be imposed. A non-refundable pet fee is due prior to the pet taking occupancy.
    4. This policy does not apply to disabled persons who require the use of a support animal, which will be reviewed on an individual basis.
  32. How many pets may I have?
    We allow 2 pets per apartment and they cannot weigh over 100 lbs. combined.
  33. Are there any deposits, special fees, or monthly charges to have a pet?
    We charge a nonrefundable pet fee of $400 for the first pet and $200 for the second pet if applicable. Pet rent is $35 per month, per pet.
